About this project
Located in Reservoir, Victoria, this purpose-built Specialist Disability Accommodation (SDA) home designed to support residents with complex needs to live more independently in a safe, modern and accessible environment.
Delivered by Housing Choices Australia, with tenancy management, property management and SDA provision also provided by Housing Choices Australia, the dwelling has been thoughtfully designed to rehouse a specific cohort of existing tenants. This approach supports continuity of care, familiarity, and long-term housing security.
The home features a flexible floorplan, comprising a four-bedroom SDA dwelling with an additional bedroom and office for onsite support staff. This adaptable design allows the property to be configured into two separate two-bedroom dwellings, supporting changing resident needs over time. Residents also benefit from onsite Supported Independent Living (SIL) services, delivered in partnership with Aruma.
Designed by Martino Leah Architects, with landscape design by Faulkner & Chapman Landscape Design, and constructed by Better Living Group, the home meets the High Physical Support SDA design category. It is assistive technology ready, enabling the integration of emerging technologies that support greater independence and quality of life.
The design has been strongly informed by direct engagement with residents and SIL partners. Resident input has shaped key elements of the home, ensuring it reflects both practical needs and personal preferences. This includes customised features such as bedroom feature walls, selected colours for tiles, carpets, kitchen benches and cabinetry, and even a backyard chicken coop for a resident with a passion for keeping chickens.
Construction was completed in April 2026, with tenants beginning to move in from May 2026.
What is community housing
Over 20,000 Victorian households currently live in community housing-owned and managed homes. They are from all walks of life – single people, couples, young families, older women, newly arrived Victorians and people with disability.
The community housing sector is a long standing and vital component of the Australian housing spectrum, alongside public housing and private housing. ‘Social housing’ is an umbrella term that includes both public housing and community housing. It generally indicates housing that involves some degree of rental subsidy. In Victoria, public housing is managed by Homes Victoria. Community housing is owned or managed by non-government, not-for-profit, registered housing agencies like Housing Choices.
Community housing providers are regulated by the Victorian Housing Registrar and hold specialist expertise in property development, property management, tenancy management and community development. We provide safe and secure homes to those who live on low incomes, often with disability. We are committed under our charter to deliver safe, secure and affordable homes to low-income renters, help residents maintain stable tenancies, and ensure they have access to support services and live in communities that will improve their circumstances and life opportunities.
