About the project

Wirra Mikangka is a landmark mixed-tenure Build-to-Rent development delivering 151 modern, energy-efficient apartments in Eastwood, on the edge of Adelaide’s CBD and overlooking the scenic southeastern Park Lands. The project will provide safe, secure and affordable homes for South Australians, while strengthening connections to community, services and transport.

The development supports the South Australian Housing Trust’s Our Housing Future 2020–2030 strategy and responds to growing demand for quality social and affordable housing close to jobs, education, healthcare and essential services.

Wirra Mikangka is made possible through a strong partnership funding model, combining support from the SA Housing Trust Capital Grant, grant and debt financing through Housing Australia’s National Housing Infrastructure Facility – Social and Affordable Housing, the Social Housing Accelerator Payment, and equity investment from Housing Choices South Australia.

The $85 million development will feature a nine-storey and a five-storey building with shared resident spaces, landscaped gardens and green areas designed to create a welcoming and connected community environment. The ground floor will also include retail and hospitality spaces to support an active and vibrant precinct.

 

Designed by Adelaide firm JPE, together with specialist architect Hill Thalis, the apartments are built to Livable Housing Australia Silver Level standards and achieve a minimum 7-Star energy rating, helping residents reduce energy costs while improving comfort and sustainability.

Of the 151 apartments, 121 homes will be offered to people on low and moderate incomes, including those on the SA Single Housing Register, with 30 apartments available at market rent, creating an inclusive, integrated community.

The site, formerly Park Court, has been transformed from aging walk-up flats into a high-quality, contemporary development. Named Wirra Mikangka, Kaurna for “in front of the forest,” the project name was developed in consultation with Kaurna representatives, reflecting Housing Choices’ commitment to honouring local Indigenous culture and creating a strong sense of place.

Housing Choices South Australia has appointed leading South Australian builder Hindmarsh Construction Australia to deliver the project. Once complete, Housing Choices will manage the homes under a 49-year Ground Lease model, ensuring residents have long-term stability and support.

Construction is now underway, with residents expected to move in from late 2027.

What is community housing

Community housing is owned or managed by non-government, not-for-profit, registered housing agencies like Housing Choices. We partner with a range of support services and community organisations, enabling us to meet the immediate and longer-term needs of our residents, so that they can thrive and maintain long-term tenancies.

The community housing sector is a long standing and vital component of the Australian housing system and receives government funding to help address affordable housing shortages across the country. Over 100,000 Australian households currently live in community housing-owned and managed homes with subsidised rent, based either on a discount to the market rent or as a percentage of household income.

Social housing involves some degree of rental subsidy and is an umbrella term for public or community housing. While community housing is run by not for profits like Housing Choices, public housing is owned by the state governments. Community housing providers are regulated by the state and hold specialist expertise in property development, property management, tenancy management and community development.
