Murrumbeena

Railway Parade, Murrumbeena

About the project

A medium scale residential development that will deliver 86 modern, energy-efficient apartments in leafy, family-friendly Murrumbeena – 13 kilometres southeast of Melbourne’s CBD.

The four-storey development in Railway Parade will provide safe, social homes across two sensitively designed buildings, close to the bustling Hughesdale shopping and services precinct, a short walk from Hughesdale Train Station, adjacent to multiple bus routes, and close to parks, recreations areas and the Djerring Trail.

Designed by Genton Architects, the 40 two-bedroom and 46 one-bedroom apartments are carefully arranged in a unique breezeway design to maximise natural ventilation and daylight.

The development will be built to Liveable Housing Australia Silver Level standards and achieve a minimum 7-Star energy rating, helping residents reduce energy costs while improving comfort and sustainability.

Extensive ground-level landscaping by John Patrick Landscape Architects includes a communal open space for residents. 45 bicycle parking spaces and 51 car parking spaces for residents are included, along with integrated services and waste facilities.

The homes will be offered to people on low and moderate incomes registered with the Victorian Housing Register. On completion, Housing Choices will manage the property and tenancies and develop community engagement and placemaking programs to create an inclusive, integrated community connected with the surrounding neighbourhood.

The proposed development is currently being considered by the Department of Transport and Planning (DTP). For information visit the DTP website here.

What is community housing

Community housing is owned or managed by non-government, not-for-profit, registered housing agencies like Housing Choices. We partner with a range of support services and community organisations so our residents can thrive and maintain long-term tenancies.

The community housing sector is a long-standing and vital component of the Australian housing system and receives government funding to help address affordable housing shortages across the country.

Social housing involves some degree of rental subsidy and is an umbrella term for both public and community housing. Over 100,000 Australian households currently live in community housing owned and managed homes, with rents based either on a discount to market rent, or a percentage of household income.

Community housing providers are regulated by state government, and hold specialist expertise in property development, property management, tenancy management, and community development.
