Drouin
Lampard Road, Drouin
About the project
Located on the corner of Lampard and Main South Roads, the proposed development is for an architect-designed, environmentally sustainable residential complex that will increase the supply of social housing in the West Gippsland town of Drouin. The project will be delivered through a community housing model that supports residents and builds links with the local community.
The site is located in the heart of town, close to the train station and a 5-minute walk to Drouin’s central shopping and amenities precinct.
Award-winning design firm Lian Architects has created a contemporary residential development with sensitive landscaping design by Emergent Studios. The proposal has been further informed by professional town planners and engineers and responds to the planning regulations that apply to the subject land.
The 45-dwelling development will feature 40 one and two-bedroom apartments and 5 double-storey townhouses, with 27 car parks and 22 bicycle spaces for residents. Almost half the site will be landscaped garden, including a communal space for residents and increased tree canopy coverage.
All dwellings are designed to Livable Housing Australia Silver Rating and 7 Star NatHERS ratings. High efficiency electrical appliances and rooftop solar will reduce CO2 emissions and rainwater collection will serve landscape irrigation.
The proposed development is currently being considered by the Victorian Department of Transport and Planning (DTP) under the Development Facilitation Program. For further information visit the DTP website here.

What is community housing
Over 20,000 Victorian households currently live in community housing-owned and managed homes. They are from all walks of life – single people, couples, young families, older women, newly arrived Victorians and people living with a disability.
The community housing sector is a long standing and vital component of the Australian housing spectrum, alongside public housing and private housing. ‘Social housing’ is an umbrella term that includes both public housing and community housing. It generally indicates housing that involves some degree of rental subsidy. Public housing is owned by the State and managed by Homes Victoria. Community housing is owned or managed by non-government, not-for-profit, registered housing agencies like Housing Choices.
Community housing providers are regulated by the Victorian Housing Registrar and hold specialist expertise in property development, property management, tenancy management and community development. We provide safe and secure homes to those who live on low incomes, often living with some kind of disability. We are committed under our charter to deliver safe, secure and affordable homes to low-income renters, help residents maintain stable tenancies, and ensure they have access to support services and live in communities that will improve their circumstances and life opportunities.
